From October 27, 2025, under the new Awaab’s Law (introduced through the Social Housing Regulation Act 2023), social landlords in England will be legally required to investigate and resolve serious damp and mould hazards within prescribed timeframes. Any emergency hazards—including those caused by damp or mould—must be addressed within 24 hours of notification, with significant risks investigated within 10 working days and remedial work commenced—and, where practicable, completed—within five working days of the investigation. This landmark legislation empowers tenants to hold landlords to account and aims to ensure all social housing is free from health risks associated with damp and mould
